HOA Approval for Concrete Work in Prescott: A Homeowner's Guide

If you live in Talking Rock, StoneRidge, Prescott Lakes, Hassayampa, or any of the master-planned communities around Prescott, replacing a driveway or adding a patio triggers architectural review. Most reviews take 2–6 weeks. Skipping the process almost always ends worse than waiting.

What most HOA architectural committees want

  • A site plan showing the exact footprint of new concrete
  • Square footage and thickness spec
  • Finish type (broom, stamped pattern, color) with sample or photo
  • Contractor's license number and insurance certificate
  • Estimated start and completion dates
  • Neighbor notification signatures for shared-driveway or setback situations

Color and finish outside neighborhood standards

Some HOAs restrict stamped patterns and color palettes to keep street views cohesive. Ask for the approved-samples binder before you fall in love with a color.

Drainage that impacts neighbors

One tip: schedule the estimate as early as possible in the spring. Committees meet monthly, and if you miss the April meeting you're not breaking ground until June.
